Replacement bias
Contractors are paid to install roofs, not preserve them. The same property gets wildly different recommendations from three different bidders.
We're not a contractor. We're the team property managers call before they hire one. For multifamily and HOA portfolios across Atlanta and Birmingham, we run inspections, document roof condition, and build a CapEx plan you can actually defend to the board — then coordinate the work through our exclusive installation partner network so you have one accountable point of contact from inspection to completion.
You manage units, not roofs. So when a contractor walks a property and tells you it's "definitely time for a full replacement," you have no easy way to know if they're right — or if a $40,000 repair would have bought you another six years.
That conflict of interest is structural. It's not a bad-actor problem. It's a business-model problem. And it's why portfolio managers end up either over-spending on premature replacements or under-spending on roofs that are quietly degrading until a leak becomes a tenant lawsuit.
Contractors are paid to install roofs, not preserve them. The same property gets wildly different recommendations from three different bidders.
After a storm event, what's actually damaged on the roof — and what isn't — is the foundation of every conversation that follows. Most portfolios don't have it.
Each property gets a one-off bid. There's no rolling 3–5 year CapEx model showing which roofs to attack, defer, or restore.
Preferred partner network. Disclosed compensation. No hidden markup.
A&E Roofing Advisors is not a licensed contractor. We don't install roofs, we don't bid on the work, and we don't add a markup on top of the installation cost.
Our preferred installation partner is a vetted commercial-scale contractor with a documented track record on multifamily and HOA work across Metro Atlanta and Alabama. On most jobs, they're who we coordinate. Our compensation on completed projects comes from that relationship, and we disclose it upfront.
Where that partner isn't the right fit — territory, capacity, or client preference — we run the same vetting process on any contractor we'd place work with: license verification, references from comparable commercial jobs, and a sit-down on scope before anyone touches your roof. We don't place work to generate a commission. We place work because it's the right fit for the job.
Preferred partner for most jobs. Same vetting standard for every job.
We maintain an exclusive installation partner network across Metro Atlanta and Alabama — selected for commercial-scale capacity, claim-process fluency, and a documented track record on multifamily and HOA work.
For portfolios outside our partner footprint, we run a vetting process before we recommend anyone — license verification, references from comparable commercial work, and a sit-down on scope. You see the same documentation we do.
Inspection reports, photographic evidence, scope documentation — for whatever your team needs them for.
Atlanta sits in a wind and hail corridor. After a storm event, what's actually damaged on a commercial roof — and what isn't — is the foundation of any conversation with insurance, with the board, or with a contractor.
We deliver factual condition reports with photographic documentation that you can use however you choose: internal CapEx planning, sharing with your insurance broker, or providing to a public adjuster or contractor you engage separately to handle the claim itself.
5-year roof roadmap. Replace vs. restore vs. defer, scored by property.
For portfolios of 5+ properties, we deliver a rolling CapEx model that ranks every roof by remaining useful life, replacement cost, and risk-of-failure. It's the document you take to the board or owner so the answer to "why are we doing Property B before Property A?" is on one page.
Updated annually. Single-property engagements get a simpler one-pager — same framework, smaller scope.
We work across commercial property types, but Multifamily and HOA / Condo Association portfolios are where we go deepest. The economics and the politics are different — and the advisory work matters more.
Garden-style and mid-rise communities, 50 units to 500+. We help operators preserve roof life, avoid replacement-cycle CapEx shocks, and document storm damage before the next dispo.
Board-managed communities and condo associations face a unique problem: reserve studies age, special assessments are political, and the wrong replacement timing can torpedo a board. We bring the documentation that turns the conversation into math.
Strip centers and standalone retail — TPO and Modified Bitumen scope, tenant impact mitigation.
Class B/C office and mixed-use — restoration vs. replace planning, code-driven CapEx.
Large-deck systems — Modified Bitumen, EPDM, and TPO assessments at scale.
30-minute call within one business day. We walk through your portfolio, current pain points, and what triggered the inquiry.
On-site roof inspections with photographic documentation. For larger portfolios, we phase this over a few weeks.
Written portfolio report: condition by property, recommended action, estimated cost, and a phased CapEx roadmap.
If work is needed, we coordinate through our installation partner network — managing materials, scheduling, production oversight, and completion documentation for depreciation release and warranty activation.
Both are useful. They just answer different questions. Here's where each one fits — and why portfolio managers increasingly use both, in sequence.
No commitment. We'll walk your buildings, document conditions, and tell you honestly whether you have a CapEx problem worth solving — or roofs that are fine to leave alone.
