TPO, EPDM, and modified bitumen are different membrane roof-system categories. Naming a material does not determine whether it is appropriate for your building, how long a roof will last, or what the project will cost. A roofing company needs to inspect the building and explain the proposed assembly and scope.
TPO: ask about the specified assembly
Thermoplastic polyolefin is commonly described as a single-ply membrane. Ask for the product specification, proposed thickness, attachment and seam approach, and how existing conditions affect the proposal. Do not assume that a product name carries a particular warranty or performance result.
EPDM: ask about repair and installation details
EPDM is a synthetic-rubber membrane category. Ask which product and assembly are proposed, how seams and penetrations are addressed, and what maintenance and repair requirements apply. This guide does not rank installed cost, heat performance, or hail resistance across products.
Modified bitumen: ask what the scope includes
Modified bitumen uses reinforced asphalt-based sheets. Ask about the proposed layers and installation method, access and occupant considerations, and how flashings and other components are included. Different assemblies and existing conditions can change the work required.
Compare written scopes, not broad lifespan claims
- What existing conditions were assessed, and what remains unknown?
- Are removal, insulation, decking, drainage, and flashings included or conditional?
- What exact products and assembly specifications are proposed?
- How will added work and changes be authorized?
- What access, maintenance, and cleanup arrangements are needed?
- What written warranty terms and restrictions apply to this project?
Do not assume a universal lifespan, transferable warranty, energy saving, or insurance result. Keep product and installation records for future maintenance conversations. Ask the insurer or agent how the policy applies to any storm-related concern.
Prepare the property-team request
Identify the buildings and location, roof system if known, affected area, prior records, access constraints, decision maker, and planning window. Unknown details are fine. Have these details ready for the roofing-company conversation.
A&E reviews your request first, then may choose one suitable available independent company. The company performs any inspection, estimate, and work. Free submission, no obligation to hire, and no guaranteed match. A&E is compensated by the partner network only when a job moves forward.
Use multifamily intake or commercial matching. General replacement planning offers scope questions but does not replace property-team intake.
